Let me not mislead anyone....I only double dipped a couple of properties when I sold real estate. But as I always told the person who's house I was listing...'I am going to sell this property. I may not be the one that finds the buyer but make no mistake I will be the one to get them in the door and I will be the one to SELL this property. I will stage it, promote it, advertise it, get the agents in here with a buyer and sell this property for you. So when we get an offer make no mistake about it I will be the one that sold your house.'
I got paid the same whether I had the buyer or seller. It is just with the seller I had pretty much a sure thing. I had the property. Where as if I had a buyer I only had them for sure while I had them captive in my car.
So Winnie, I consider you sold several houses if you listed them and someone bought them. You just did not look at it the right way. You have to add that Realtor twist to it....

The problem here in MO is the one that sells the property gets 4% of the 7%...the only way I ever made 7% was if I was the lister and the seller - then out of your %, the Broker always got 1%. I loved it, but just could not afford to work it. Do you know that Susie has her realator's license? I gave her all my 3x5 cards to study for the exam. We both passed on the
1st time, but I only passed because I took a very expensive class on how to pass the test. Did you have to take a difficult test in Arizona?
Well I only sold a couple at 7 the going rate was 6...Usually split down the middle...I went to a 100% company to work it was $25 to hang my license and $200 a deal to the broker...I paid for all of my own stuff and I had my cell phone number on my signs....the test we had to take was supposed to be pretty hard ...I think it was less than 50% 1st time pass rate...You had to take a class in AZ to get your license , even if you had a license from another state...I passed with no problem but I did study for it...Real Estate just always made sense to me..I remember it was either feast of famine...I either had 5 deals going at a time or I had nothing...which goes right back to that 'you've go have listings to get buyers'..
I used to think I was the only prompt Real Estate agent in AZ...The moment I had a signed contract I was on the Title co, warranty co, appraiser, lender...on everyone’s back to get this deal closed...I had an agent once tell me 'I have never closed a deal by the deadline date.' I told her I had never closed one late and it sure was not going to be this one!
